One of the basic advantages is that you meet investors from around the world who have the same thoughts on a particular project as you have. Other benefits can include discounts, as you will be purchasing in bulk. The age-old adage, “Too many cooks, spoil the broth” does not work in the context of real estate investments as the more the number of heads, the better the decision making capacity. This is essentially because investment in real estate needs to be backed by information. Knowledge is the key, and it enables you to escape the elaborate lure of bad developers of other companies that manage property.

You might not like a particular decision, but you will have to go along with it. This is one of the significant drawbacks of being a part of investment groups or clubs. Another disadvantage is the time taken to invest in property. You might want to make an investment immediately for various reasons, but the group might prefer to wait for other reasons.

I don’t think going to http://www.meetup.com is going to help you. You need to decide the legal entity you want to form. Most likely, you will either form a general partnership or an LP. Each property or collection of properties you purchase you will create an LLC that owns the property. The general partnership or LP will own the LLC. You probably want to incorporate in DE.
